IHG Hotels & Resorts has announced the signing of a franchise agreement for Garner Bhiwadi, marking the brand’s debut in the National Capital Region (NCR). Developed by Modest Structures Private Limited and managed by United Hospitality Management (UHM), the 45-key hotel is scheduled to open in 2027.
The signing is a significant milestone for IHG’s newest midscale conversion brand, Garner, being the fourth property signed in India within months of its regional introduction. Designed for value-conscious business and industrial travelers, the hotel will feature modern rooms optimized for both short and extended stays in the vibrant Bhiwadi industrial belt.
The partnership underscores IHG’s strategy to capture demand in high-growth commercial markets and Tier-2 cities where branded, reliable hospitality is in high demand but low supply.

Sudeep Jain, Managing Director, South West Asia, IHG Hotels & Resorts, stated: “The momentum behind Garner in India reflects a strong strategic fit between the brand and the needs of both developers and travellers. In a high-demand industrial market like Bhiwadi, Garner’s efficient model enables partners to quickly scale hospitality offerings that combine reliability with a strong return profile.”

Deepika Arora, Managing Director, United Hospitality Management – India, added: “With three Garner hotels already in the pipeline, we will leverage our operational expertise to create experiences that are both comfortable for guests and commercially successful for owners, meeting the exacting demands of industrial hubs like Bhiwadi.”
